Massachusetts permits one accessory dwelling unit by right in single-family zoning districts under the statewide rule that took effect February 2, 2025. The unit may be up to 900 square feet or half the gross floor area of the principal home, whichever is smaller. By right means the project does not require a discretionary special permit, but zoning dimensions, building permits, utilities and code compliance still matter.

Common questions
Massachusetts allows one ADU by right in single-family zoning districts under the rule effective February 2, 2025, subject to size and code requirements. A building permit is still required, and the property must meet applicable dimensional and safety standards.
